We look forward to welcoming guests who value care, consideration, and the quiet enjoyment of a thoughtfully prepared heritage home. The following information is provided to ensure clarity and a comfortable stay for everyone.
By confirming a booking, guests acknowledge and agree to these terms.

Nature of the Stay:
Amaroo Guest House is offered as short‑term holiday accommodation and is provided under a licence to occupy. This arrangement does not create a residential tenancy or landlord–tenant relationship.
All bookings are enquiry‑based and confirmed in writing once dates, rates, and conditions are agreed.

Booking Confirmation & Payment:
A booking is confirmed once:

  • the booking details have been agreed in writing, and
  • the required deposit has been received.

The balance of the booking total is payable prior to arrival, as advised at the time of confirmation. Failure to pay the balance by the due date may result in cancellation of the booking.

Cancellations:
Cancellations must be made in writing.
Unless otherwise agreed in writing:
  • More than 30 days prior to arrival: full refund of the deposit
  • Within 30 days of arrival: deposit is retained
  • Within 14 days of arrival: up to 100% of the booking total may be payable
If cancelled dates are successfully rebooked, we may refund all or part of the retained amount, less any reasonable costs incurred.

Check‑In & Check‑Out:
Check‑in and check‑out details will be provided prior to arrival.
Early arrival or late departure may be requested in advance and cannot be guaranteed.

Use of the Property & House Care

Occupancy & Use of the Property:
The property may only be occupied by the number of guests confirmed at the time of booking.
Amaroo Guest House is intended for quiet, respectful enjoyment. It is not suitable for parties, events, or gatherings, and additional visitors are not permitted without prior approval.
Any unauthorised use, occupancy, or behaviour inconsistent with these terms may result in immediate termination of the stay without refund.

Care of the House:
Guests are asked to treat the house, furnishings, and contents with care and respect.
Any damage or breakage should be reported promptly. Charges may apply where damage exceeds reasonable wear and tear.
We understand that accidents occur and appreciate open communication so matters can be addressed fairly and promptly.

Linen & House Care:
Quality linen is provided and professionally cleaned between each stay.
To help us maintain the condition of our linen, we ask guests to take care where tanning products, makeup, or activities involving local red soil are involved. Darker face washers are provided for makeup removal.
Where linen is damaged beyond normal use, replacement costs may be incurred.

Pets & Safety

Pets:
Pets are welcome by prior arrangement only.
Approved pets must be:
  • supervised at all times
  • kept off furniture and bedding
  • managed so that the property is left clean and undamaged
Unauthorised pets may result in additional cleaning charges or cancellation of the stay.

Safety & Responsibility:
Guests stay at their own risk.
The Host is not responsible for loss, damage, or injury to guests or their property, except where required by law. Children must be supervised at all times.

Access During Your Stay:
The Host or authorised representatives may access the property where reasonably necessary, including in the event of an emergency or to carry out essential maintenance. Wherever practicable, notice will be provided.

Concerns During Your Stay
If any issue arises during your stay, please contact us as soon as possible so we may assist promptly.

Governing Laws & Acceptance of Terms

Governing Law:
These terms are governed by the laws of Tasmania, Australia.

Acceptance of Terms:
By confirming a booking at Amaroo Guest House, guests acknowledge that they have read, understood, and accepted these Booking Terms & House Rules.
